Urban Design Rationale  The urban plan of Ocean's Gateway emerges from a predominantly linear arrangement of the subject properties and their integration with the anticipated use and form of the Mamquam Blind Channel Water Lots and the Squamish Lands owned by the District of Squamish and governed by Squamish Oceanfront Development Corporation.
The water’s edge, public street and railway rights-of-way as well as the site-specific land elevation and tidal influences are the fundamental influences on which the primary framework for redevelopment of the Project's lands is based.
Night Lighting  Ocean's Gateway has been designed as a mixed-use, year round, real city district. Therefore, its appearance and function after dark is an important aspect of the design of both sites and buildings. Streets, pathways, bridges, parks and water’s edge will all be illuminated to one degree or another. High efficiency lamps and shielding to avoid unnecessary light pollution are the technical criteria for all lighting on both public and private property.
The scale, materials durability and most importantly the quality of the design of all visible light fixtures will be governed by the architect and coordinated with the overall urban design concept.
